If you are considering an off-plan condo in Kamala such as The Element by Anocha, the most useful evidence about the project is not a brochure image. It is the record of what has been built. This article tracks The Element construction progress by bringing together the three construction updates the project published in 2026 and explains how to read them as a buyer.
The figures below are quoted exactly as the project published them. We have not combined them into an overall percentage or turned them into a completion forecast, because the updates do not do that either.
Where The Element construction progress updates come from
The Element publishes construction updates as videos on the Phuket Plus YouTube channel, and the latest one is embedded in the Construction Update section of the project website. Each video description lists progress by building or by type of work.
Three updates are covered here:
- January 2026, published 8 February 2026
- August 2026, published 2 September 2026
- As of 30 September 2026, published 1 October 2026
The project is a low-rise condominium of 278 residences in four buildings, Tower A to D, each with seven floors. That helps explain why the updates are organised by building.

January 2026: work building by building
The January update reported progress separately for each tower:
- Building A: flooring on the 4th and 5th floors 100% complete; drainage pipes on the 1st and 2nd floors 100%; main electrical conduit on the 1st to 5th floors 60%.
- Building B: 7th-floor flooring 50%; wall construction 90% on the 3rd and 4th floors and 60% on the 5th floor.
- Building C: 7th-floor swimming pool flooring 50%; 2nd-floor walls 60%; drainage pipes on the 5th and 6th floors 100%.
- Building D: 3rd-floor walls 100%; 4th and 5th floor walls 90%.
For the shared areas, the swimming pool structure between Buildings C and D was 70% complete, the pool structure between Buildings A and B was 40%, and the Business Hub building was 20%.
At this stage the work was still about structure, walls and services inside the buildings.
August 2026: structure complete, finishing under way
By the August update, the report had moved from individual floors to categories of work:
| Area | Item | Reported progress |
|---|---|---|
| Structure | Building structure, Buildings A–D | 100% |
| Structure | Common building structure | 95% |
| Structure | Swimming pool structure | 100% |
| Exterior | Plastering and skim coat | 80% |
| Exterior | Balcony railing installation | 60% |
| Exterior | Aluminium doors and windows | 70% |
| Interior | Floor and wall tiling | 70% |
| Interior | Bathroom tiling | 70% |
| Interior | Furniture installation | 40% |
| Site | Roads around the project | 70% |
The update also noted that the remaining exterior plastering was detail work on the curved balconies.

September 2026: the latest published figures
The most recent update is dated as of 30 September 2026. It states that “major structural works have been completed”, while architectural finishes, swimming pools, interiors, bathrooms and built-in furniture continue.
| Item | Reported progress |
|---|---|
| Structure work | 100% |
| Swimming pool structure | 100% |
| Swimming pool tiling | 60% |
| 7th-floor swimming pool | 60% |
| Exterior architecture, plastering and painting | 80% |
| Aluminium installation | 70% |
| Room floor tiling | 80% |
| Bathroom tiling | 80% |
| Sanitary installation | 50% |
| Interior ceiling | 70% |
| Built-in furniture installation | 60% |
| Central facility building structure | 100% |
| Central facility building architecture | 70% |
Some items can be compared directly with August because both updates list them. Bathroom tiling was reported at 70% in August and 80% in September. Furniture installation was reported at 40% in August, and built-in furniture installation at 60% in September.
How to read The Element construction progress as a buyer
A percentage tells you how far one type of work has progressed. It does not tell you when your residence will be handed over. Keep these points in mind:
- Categories change between updates. January reported by building and floor; August and September reported by type of work. Compare only items that appear in both.
- Structure is not the same as completion. Finishes, pools, sanitary fittings, furniture and the shared facility building still need to be finished and inspected.
- Your unit may differ from the average. Ask what stage your own building and floor have reached.
- Dates come from the contract. The handover date that matters is the one in your sale agreement, not an estimate from a video.
Questions to ask about The Element construction progress
Use the updates as a starting point for a conversation:
- Which items on the latest update relate to the building and floor of the residence I am considering?
- When will the next update be published, and where?
- What is the contractual completion and handover date, and what happens if it changes?
- Can I visit the site, and which areas are open to visitors?
- When can I inspect my own residence before handover?
When it is time to receive the keys, our handover inspection checklist explains what to look at room by room.
